  • Includes site visit, zoning analysis, preliminary diagrams, cost ranges, and a written report.

One Six Design offers architectural feasibility studies to help homebuyers evaluate the remodeling and expansion potential of a property prior to purchase; typically during the inspection contingency period.

What is typically included. 

  • Site visit and walkthrough of the property

  • Review of zoning and development standards

  • Evaluation of potential for additions, remodels, or ADUs

  • Preliminary concept diagrams (non-construction drawings)

  • Rough construction cost ranges

  • Written summary of opportunities and constraints

  • Timeline: Site visits typically scheduled within 48 hours and summarries delivered within 3–5 days

Package 1. Basic Feasibility Walkthrough

$750 – $1,000

  • A quick, high-level evaluation to help guide your decision.

  • Includes site visit, verbal feedback, and a follow-up summary email.

  • No drawings included.

If the property meets your goals, One Six Design can continue with full architectural design services.

    They are intended to help inform decision-making and do not constitute final design, construction documents, or permit-ready drawings.

  • All findings are based on available information and visual observations.
    No guarantees are made regarding planning approval, permitting outcomes, construction feasibility, or final project costs.

  • This service does not include architectural design services.
    If you choose to move forward after purchase, a separate agreement for full design services would be required.

I’m Carlos Rojas, founder of One Six Design and a licensed architect with over 15 years of experience. I began my career designing schools and later specialized in residential architecture as a project architect for boutique firms.  I’ve helped clients across the Bay Area navigate planning departments and move projects smoothly from first concept through approval.
